Just for the sake of argument, say it's Bru's, since Ft Lauderdale
already has Hooters and Duffy's. Same argument works for all,
though.
In a nutshell, why would THEY want to do it? Would their customers
come to dreary Dania just to go to Bru's or Hooters? So, it's
the old chicken and egg problem - the place must already be slick
and popular in order to attract such a tenant.
Let's have a game plan here. Who pays whom, and what happens first?
